If you have recently searched « renovation grant Brussels 2026 », you have probably come across pages announcing precise amounts, income categories and bonuses, as if the system were running normally. The situation on the ground is different, and it is better to know this before signing a quote. Here is the honest, dated overview of what is actually available in Brussels this year.
What happened: the end of the Renolution premiums
Launched in 2022 to accelerate the renovation of the Brussels housing stock, the Renolution premiums had unified the former energy, renovation and facade beautification premiums into a single window. The scheme was so successful that its budget reserves emptied quickly. From 16 August 2024, the Brussels government stopped accepting new applications, for lack of budget and for lack of a full fledged executive.
For many months, thousands of Brussels residents found themselves committed to works without receiving the promised grant, to the point that a petition named « Renillusion » was launched to demand payment of outstanding invoices. During the first half of 2026, the new government released around 56 million euros to settle nearly 3,000 approved but unpaid files, with beneficiaries being contacted progressively.
The essential point for you: for works whose final invoice is dated 2025 or 2026, no Renolution premium is available any more, and the filing period for 2024 invoices is also closed. The official website renolution.brussels confirms this in black and white.
What is replacing the premiums: the shift towards zero interest loans
In February 2026, the new Brussels government decided: it will not reintroduce the premium system in its previous form. The political choice is deliberate, in a context of strong regional budgetary constraints. Direct premiums are giving way to a zero interest loan mechanism, the objective remaining the same, insulating and improving the EPB rating of the Brussels housing stock, which is particularly energy intensive.
The nuance that matters: at the time of writing, the precise conditions and the start date of these zero interest loans have not yet been announced. Several observers estimate they might not be fully operational before 2027. It would therefore be unwise to base your financing plan on a scheme that does not yet exist in concrete form. It is better to reason with the grants that are actually available today.
The grants still available in 2026
Good news: not everything has disappeared, and several levers remain usable right now.
The ECORENO loan, run by the Fonds du Logement and Bruxelles Environnement, was relaunched on 1 January 2026. It is a preferential rate loan that finances all types of renovation works, including insulation, window frame replacement or a change of heating system. The rate depends on the household’s income bracket, within a range clearly more advantageous than a standard bank loan, and the loan can take the form of a consumer credit (up to 25,000 euros) or a mortgage loan depending on the amount. A simulation is available on fonds.brussels.
The reduced 6% VAT rate remains an automatic and often underestimated advantage. For any home over 10 years old, the contractor applies the 6% rate directly instead of 21% on renovation works. This is a federal measure, valid in all three Regions. On a 40,000 euro project, the gap between 6% and 21% represents 6,000 euros: it is not a grant, but the saving is very real. Since 2026, this 6% rate also applies to the installation of heat pumps, including for homes under 10 years old, and this until the end of 2030.
Municipal grants persist in a variable way. Some Brussels municipalities have maintained local top ups or renovation vouchers. As the rules differ from one municipality to another, the reflex is to check directly with your local administration.
Finally, free support remains available. The Homegrade services and the Reseau Habitat network give free advice to individuals on defining their project and on financing steps. Before any large scale project, this step is often the best investment of time you can make.
Why renovate anyway: the 2033 EPB deadline
One might be tempted to postpone everything while waiting for the future zero interest loans. That would be a timing mistake. The regional obligation does not disappear along with the premiums: by 1 January 2033 at the latest, every Brussels home will have to consume no more than 275 kWh/m²/year, which effectively bans F and G labels from the residential stock. Bruxelles Environnement points out that today, close to half of certified homes still exceed this threshold. An additional threshold (150 kWh/m²/year, the equivalent of a C rating) is planned for the end of 2045 at the earliest.
Above all, unlike other Regions, Brussels has planned automatic sanctions in case of non compliance from 2033, in the form of administrative fines proportional to the energy gap and the size of the building. Whether you plan to sell, rent or simply live in your property, anticipating these works means avoiding having to deal with the timeline under pressure, when labour will be scarcer and more expensive.
Where to start in practice
Three simple steps before launching anything. First, have your EPB certificate drawn up or updated to know your starting point and the priority works. Next, request several quotes from contractors with a valid company number, checking that they correctly apply the 6% VAT rate if your home is over 10 years old. Finally, run an ECORENO loan simulation on fonds.brussels and request a free appointment with Homegrade to set your financing plan. This way, you start on solid ground, without relying on hypothetical grants.
Frequently asked questions
Can I still apply for a Renolution premium in 2026?
No. For works whose final invoice is dated 2025 or 2026, no Renolution premium is available, and the filing period for 2024 invoices is closed. The Brussels government has confirmed it will replace the premiums with a zero interest loan system, whose conditions and launch date are not yet known.
Which grants remain genuinely active in Brussels today?
Three main levers remain available: the ECORENO loan from the Fonds du Logement, relaunched in January 2026 at a preferential rate, the reduced 6% VAT rate on works for homes over 10 years old (an automatic federal measure), and certain municipal grants that vary depending on your municipality. Homegrade provides free support to individuals throughout these steps.
Should I wait for the future zero interest loans before renovating?
That is risky. These loans are not yet operational and might not arrive before 2027, while the 2033 EPB obligation (maximum 275 kWh/m²/year) is drawing closer, with automatic fines attached. Postponing could mean renovating later under pressure, at a higher cost. It is better to plan now with the grants that already exist.
